If you build it, they will come.

A spec mansion in Bay Harbor Islands, Miami, has sold for a staggering $21.95 million, Gimme Shelter has learned — and it’s a sum that breaks a local record.

The buyers are Patrizia and Matthew Bullock — the latter of whom is the founder and CEO of Shock-Gard and Ty-Gard, restraint systems meant to protect cargo during transit. Their purchase price tops the previous record, set just last month, when Brazilian race car driver Claudio Dahruj paid $18 million for a home there that was built in 2022. 

The Bullocks’ new-construction waterfront home, on West Broadview Drive, comes with eight bedrooms and 9½ baths on a third of an acre.

At 8,216 square feet, the residence — built last year — features pristine Biscayne Bay views, an eat-in chef’s kitchen, a secondary “prep” kitchen and a massive main bedroom with dual closets and a louvered terrace.

There’s also a home office, a media den and an elevator. Design details include travertine slabs, a white oak floating staircase and custom millwork.

Outside, there’s a pool, a kitchen and 80 feet on the bay.

These days, Bay Harbor is considered a “deal” compared to Miami’s Venetian Islands, where a similar waterfront home would sell for $35 million, brokers say.

The Bullocks’ home was developed by Matthew Rosenblatt. It was designed by architect Stephanie Halfen of SDH Studio Architecture + Design.

“This is no a bachelor pad,” said a broker involved in the deal. “She did such a better job than [male architects]. There’s an open floor plan but still eight bedrooms.” 

The residence is directly across from Indian Creek and faces a home owned by billionaire Norman Braman, an art collector and former owner of the Philadelphia Eagles who owns one of Florida’s largest car dealerships, Braman Motorcars.

Known as “Billionaire Bunker,” Indian Creek — a man-made barrier island — is a gated community with fortress-style security for its residents, who include Tom Brady, Jeff Bezos, Jared Kushner, Ivanka Trump and Carl Icahn. 

The listing broker for this dwelling was Dina Goldentayer of Douglas Elliman. The buyer’s brokers were Ivan Chorney and Mike Martirena of Compass.
